In a design-build or IPD project the design manager serves in pivotal position between the owner, designers, and builders. The design manager directs the actions of design professionals (architects, engineers, interior designers, landscape architects, and specialty consultants) in the conceptualization and development of the design.

Most design-build projects are led by builders. Many design managers have substantial construction-phase skills, but limited design-phase experience. His role is not as a designer, nor a builder, but as a hybrid manager between these two roles bridging the gap between the Creative Team and the Construction Team.

In this 1-Day Workshop we will analyze the current state of a collaborative (partnering or design/build) approach between designers and builders and explore ways to improve the collaborative design process to address the needs of designers, builders and owners alike.

We will examine a design management process that combines a Lean “model centric” approach with a Target Value Design methodology. This approach does not focus exclusively on managing the design schedule, but on managing the project budget and, most importantly, monitoring how the design is meeting the Owner’s design vision.

Bruce C. Cousins AIAWith over 40 years as a practicing architect, Bruce Cousins, AIA, has both led and participated in traditional and IPD or concurrent design efforts. He has established and directed BIM – Virtual Design and Lean Construction for Architects and several top 100 general contractors. As a senior leader and coach he has led project teams to achieve operational excellence, documented savings and efficiency by using the tools and techniques of the Lean production and product development principles, understanding of human behavior and BIM technology.

His specialty is coaching and mentoring high performance project teams using a collaborative approach from project validation through design development and construction. Agile team building strategies focused on the elimination of waste and creating more value for the customers throughout design, product development and construction.

Cousins is a Registered Architect Colorado and a Certified Lean Practitioner. He holds a Master of Architecture from University of California, Berkeley and a Bachelor of Arts, Urban Studies from the University of Denver.

This is a lean concept of optimizing the system as a whole and not just the parts. This Target Budgeting delivery approach is very different model from traditional project delivery budgeting and costing. It is meant to eliminate the wasteful and disruptive process of rework and “value engineering” e.g. removing value and back tracking. Target cost delivery drives design and construction to deliver defined Conditions of Satisfaction (value) within project constraints including cost and time. Teams develop the Target Cost through consensus with each other and the owner.
