AIA East Bay is a full-service distributor of AIA Contract Documents, the most widely used standard form contracts in the building industry. The first AIA contract documents were published in 1888. Today, there are more than 80 contracts and administrative forms available from the AIA. The AIA Contract Documents have been finely tuned during their 115-year history to reflect the latest changes in law and the construction industry. As a result, the comprehensive contracts and forms have been tested by the courts and are widely considered the industry standard.
Anyone may purchase and use the AIA Contract Documents. AIA Members receive a 25% discount and do not pay handling fees.

We generally ship documents the day we receive your order, and we accept Mastercard, VISA and Discover. AIA members do not need to pre-pay–we will include an invoice with your order.

Can you email/fax me a contract? No. Contract Documents cannot be emailed or faxed, due to copyright law.However, we are happy to mail them to you the day we receive your order if the order is received by 4:30pm. Additionally, you can pick them up in our office at 1405 Clay Street, Oakland. Contract Document Software is available as an online download. I don’t need many contracts, but I want them electronically. Is there a small package? Yes! In 2006 AIA East Bay brought a Resolution to the AIA Convention to ask National to look at the needs of small firms and sole proprietors. The result is the Docs100 Meter license. This license gives the user access to the full line of contracts and functionality. AIA Architect and Associate members can download 100 Document Units to be used in 12 months; pricing is not currently shown on the external marketing pages of the AIA National website, but is an option when one registers to make a purchase.

Can you ship overnight? Yes. AIA East Bay saves you money on overnight shipping; we use OnTrak (formerly California Overnight). You pay only the OnTrak charge of $15-17 (depending on package weight). AIA East Bay does not charge additional overnight handling fees. You may provide your own OnTrak or Federal Express shipper number.
Do I have to order five copies of one contract? No. AIA East Bay is happy to sell you only the number of contracts you need, even if only a single contract.
Can I come down and read a few contracts to figure out what I need? Absolutely. We’re at 1405 Clay Street (the NW corner of 14th and Clay Streets) in downtown Oakland. Take the 12th Street/City Center BART Station.
