Best Architectural Design of a Multi-Family Community
Locale @ State Street
Location: Fremont, California
Builder: SummerHill Homes
Architect: KTGY Architecture + Planning

This mixed-use transit-oriented development represents the first buildings to be developed in the City of Fremont’s Downtown Revitalization Master Plan. Located within walking distance of the Fremont BART station, the development spans six acres, two city blocks, and is designed with mixed-use podium and rowhomes. At the front of the podium buildings, multiple retail spaces face Capitol Avenue. On the upper levels, a mixture of stacked flats and three-story rowhomes provide a variety of residential options ranging from one bedroom to four bedrooms. A public commons is utilized as a mid-block pedestrian connection and provides for a transition in the step down of height and density from the podium to the rowhomes. Rowhomes are rear-loaded and provide front-entry stoops that open onto public streets or landscaped pedestrian paseos, as well as private two-car garages.
